Who may list

You may list an asset if you are 18 or older and you are the owner, or you have clear written authority from the owner to advertise it and deal with enquiries. Agents and brokers must hold any licence the law requires for the kind of asset they handle (see Compliance Notice) and must say whom they act for when we ask.

What you must provide

  • A clear title and accurate category (Property, Vehicle, Equipment, Digital or Other).
  • The price in US dollars, and whether it is a sale price or a rent, and any fixed extra costs you know about.
  • The real country and city or area of the asset.
  • A truthful description that includes known defects, claims, mortgages, liens, pending disputes or restrictions.
  • Your own photos and videos that show the asset as it is now, and that you have the right to use.
  • A working WhatsApp number through which buyers can reach you. This contact may be shown publicly.

Documents we may ask for

We may ask for proof of ownership or authority before or after a listing goes live, and the higher verification tiers need documents as explained in our Verification Policy. Examples:

AssetTypical documents
Land and propertyTitle or lease documents, indenture, site plan, building permit where relevant, and evidence of any authority to sell (such as a power of attorney)
VehiclesDVLA registration documents, proof of ownership, proof that import duties are paid, and details of any outstanding finance
EquipmentInvoice, receipt or other proof of ownership; serial numbers
Hotels and guest housesBusiness registration, Ghana Tourism Authority licence or registration, and property documents
Digital assetsProof that you control the asset and are allowed to transfer it, such as domain registrar access or licence terms

Do not send original documents. Send clear copies or photos only, and cover anything we do not need.

Review and approval

New listings are held as “pending”. We check them against this policy and our Acceptable Use & Prohibited Items. We may approve, ask for changes, refuse or remove a listing. We do not have to give reasons for refusal but will try to, where it helps. Approval means only that the listing met our review; it is not an endorsement or valuation.

Keep it accurate and current

  • Update the price, details or availability if they change.
  • Tell us within 48 hours if the asset is sold, let or withdrawn so we can remove it.
  • Listings that go unconfirmed for a long period may be taken down. We will try to contact you first.
  • One asset, one listing. Do not post duplicates or fake price offers to attract attention.

Dealing with buyers

  • Do not ask buyers for deposits or fees before they have had a fair chance to inspect and check documents.
  • Never ask a buyer to pay AssetNest money to you, or claim to represent AssetNest unless you are an authorised inspector or agent.
  • Be honest about the asset and its legal status. If a buyer asks for a document, give a true copy.
  • Treat buyers courteously and respect their privacy.

You are responsible for lawfully selling or letting your asset, including taxes, duties, stamp duty, registration and transfer, tenancy law, licences, and any agent’s commission you have agreed. AssetNest is not your legal or tax adviser.

Fees

Fees for listing, verification, featured placement or subscriptions are covered in our Fees, Refunds & Cancellation policy.

Photos and content

You must have the right to use every photo, video and text you submit. Do not include other people’s faces, ID numbers or private information without their permission. See our Copyright & Content Policy.

If you break these rules

We may remove listings, withhold or reverse badges, restrict your access, and, where fraud or crime is suspected, tell the authorities. Fees are dealt with under the Fees policy.
